Door and Window Repairs in Phoenix, AZ
Sticking doors, loose hinges, latches that don't catch, sliding doors that drag, torn screens and drafty windows. I fix the hardware and adjustments that make doors and windows work smoothly again.
Licensed Phoenix, Arizona General Contractor - ROC 367058 (R-62)
What's included
- Door hinge, strike and latch adjustment
- Lockset, deadbolt and handle replacement
- Sliding patio door rollers and track cleaning
- Interior and exterior door replacement (pre-hung or slab)
- Weatherstripping and door sweeps
- Window and screen door repairs, pet doors
Common problems I see in Phoenix homes
- Doors that rub after the house shifts on expansive Phoenix soil
- Sliding doors full of dust from monsoon storms, wearing out rollers
- Gaps around exterior doors that let in heat, dust and bugs
- Stripped hinge screws in hollow-core frames
Phoenix homes take a beating from heat, UV, dust storms and monsoon rain. Small problems like a dragging door, a loose fixture or a clogged vent get worse fast in that climate, so it pays to fix them early.
How I approach door and window repairs
I start by finding why the door or window is failing: loose hinge screws, a sagging frame, worn rollers or a swollen edge. Often a 3-inch screw through the top hinge into the framing fixes a sagging door without planing. For exterior doors I replace weatherstripping and sweeps, which matters a lot in a 110 degree summer. If a frame or the wall itself is damaged, I tell you before going further.
Code note: Doors between a garage and the house usually have to be solid or fire-rated and self-closing under the residential code. I keep that rating when replacing one.
